Referred to as Georgia’s ‘Knowledge Community,’ Rowen has set out to bring together entrepreneurs, researchers, and innovators from around the world, and more than 50 research and educational institutions across Georgia. The more than 2,000-acre development will provide a mixed-use space supporting the goal of delivering groundbreaking discoveries through converging regional thought leadership.

The 10-year vision for the research epi-center is focused on three industry sectors: ENVIRONMENT, AGRICULTURE, and MEDICINE - and the many enabling technologies that fall within each of these programmatic drivers. The development is expected to provide 25,000 jobs at 50% buildout, 80,000 to 100,000 jobs, and $9 billion in ongoing labor income at full buildout.

Rowen selected HGOR to create a master plan to shape and define public areas that reflect the site’s character while seamlessly building connections to the local community, ultimately strengthening the development’s identity. The Rowen initiative consists of an overarching site master plan, a regulating plan distributing land uses and intensities, a comprehensive multi-modal transportation network plan, an environmental framework plan, and a public/open space system plan - which will comprise the Rowen Village.



The Rowen Village will provide a purposeful assemblage of offices, laboratories, retail, multifamily homes, walking trails, parks, and wooded areas, with a goal of bringing new life to the traditional work-life space - shortening the path between research and those who deliver it. The master plan’s design promotes a place for researchers, students, and innovators from top institutions to live near offices, labs, and research facilities. The thoughtfully curated campus-like design contains acres of wooded areas encouraging exploration and walkability, approaches ensuring accessibility and comfort, and state-of-the-art technologies that position Rowen to fulfill its mission of delivering innovation.

The development’s central location, between Atlanta and Athens, provides convenience for the top talent of varying backgrounds to live, work and travel to and from Rowen and surrounding transportation nodes.
