Reimagining the public realm as a destination gathering space
Hines Development engaged HGOR to reimagine the central gathering space at Atlantic Station, the 138-acre mixed-use district often described as a “city within the city.” As the development’s first major renovation, the project sought to expand and modernize the park to meet growing demand for events, recreation, and everyday community use. HGOR’s design elevates the lawn to street level and reorganizes surrounding spaces to create a more open, flexible environment for programming and social interaction. The renewed park strengthens connectivity throughout the district while reinforcing its role as the civic heart of Atlantic Station.
Reimagining the Mixed-Use District
HGOR’s redesign focused on expanding the open space capacity for events while improving its relationship with surrounding streets, retail, and pedestrian circulation. By raising the existing lawn to street level, the design eliminates visual and physical barriers, creating a more accessible and inviting greenspace. To reinforce the park’s social character, smaller “jewel box” eateries were introduced along the lawn’s edges. These intimate retail spaces activate the perimeter of the park while bringing the surrounding mid- and high-rise buildings closer to human-scale. The result is a more comfortable and engaging public realm that encourages people to linger and interact.
As anticipated, technology will play a pivotal part across multiple realms of the project. HGOR’s master plans integrate high-performance technologies which will enhance the user experience while supporting the site’s infrastructure.

Expanding an Urban Living Room
The redesigned park functions as a flexible platform for public programming and daily use. The renovation includes approximately 60,000 square feet of park improvements, including 7,750 square feet of enhanced central lawn space. Interactive water features, an LED video screen for movie screenings, and a range of seating areas support everything from casual gatherings to large-scale community events. Updated site furnishings, lighting, and distinctive signage further elevate the visitor experience while supporting a cohesive identity throughout the park. The enhanced space allows the park to accommodate concerts, festivals, and seasonal programming that continue to draw visitors from across Atlanta.
