Repositioning Buckhead’s first residential tower for a new generation of living

As Buckhead’s first condominium tower, Park Place on Peachtree has long been a recognizable landmark within Atlanta’s residential landscape. After decades without significant renovation, the property faced increasing competition from newer developments and growing expectations from residents. HGOR was engaged to reposition the community through a comprehensive transformation that enhanced resident experience through new and improved amenity spaces, modernized aging infrastructure, and strengthened long-term market value. By pairing strategic planning and community engagement with thoughtful design, the project converted necessary capital improvements into an opportunity to redefine the property’s identity and establish a more competitive future.

Turning Infrastructure Investment into Community Value

Early project analysis revealed that substantial waterproofing improvements were required throughout the property. Rather than treating these upgrades as a standalone expense, HGOR helped the community leverage the investment to unlock broader amenity improvements. This approach transformed a maintenance-driven project into a long-term repositioning strategy that delivered both functional upgrades and enhanced resident experience.

Reimagining Arrival on Peachtree

The redesign introduced a refined mid-century modern character that honors the building’s architectural legacy while creating a more contemporary identity. By simplifying valet operations, removing redundant drive lanes, and reshaping oversized paved areas, the project improved circulation and parking efficiency while significantly enhancing the property’s presence along Peachtree Road.

From Asphalt to Amenity

One of the project’s most impactful moves was reclaiming nearly a quarter acre of underutilized pavement for new resident-focused amenities. Flexible lawn spaces, shaded gardens, outdoor dining and grilling areas, fire pits, and a renovated pool transformed formerly inactive areas into vibrant destinations that encourage gathering, recreation, and everyday enjoyment.

Designing for Long-Term Performance

Beyond aesthetics and amenities, the project incorporated strategies that improve environmental performance and reduce ongoing maintenance costs. Bioswales, shade tree plantings, and water-quality enhancements were integrated throughout the landscape, supporting stormwater management while creating a greener and more comfortable environment for residents.

A Lasting Return on Investment

The transformation delivered benefits beyond the physical improvements themselves. Residents gained enhanced amenities, stronger neighborhood connections, and a renewed sense of community while protecting and strengthening property values. By aligning infrastructure needs with strategic reinvestment, the project demonstrates how thoughtful landscape design can create measurable value for both residents and ownership.
