The Integral Group’s vision to redevelop the former 1947 General Motors Plant, northeast of Atlanta into an adaptive re-use mixed-use development has become a reality. The developers envisioned and planned for a transportation-focused, mixed-use program that would attract companies on its own and promote regional job growth. Partnered with HGOR, Integral Group master planned a collective 145-acre site with over 10 million SF zoned and entitled, making it the largest transit oriented development in Georgia, and one of the largest in the United States.
The master plan design hallmarks accessibility and connectivity of housing, offices, restaurants and retail with streets, parks which includes a "covered street" that will connect to the MARTA rail station as well as railroad tracks located adjacent to the site. It is already home to Third Rail Studios, a state-of-the-art, purpose-built film and television production studio built to serve the growing film and television industry in Georgia. Unparalleled infrastructure amenities include greenspace, walkable, bikeable design layouts, hiking trails and gathering space for art, music and other uses. A creative public-private financing vehicle is in place to fund the public infrastructure amenities, making this one of the region’s new and unique urban nodes. The adaptive re-use design salvages as much architectural interest from the remains of the GM Plant floor slabs, vertical structures and rail line elements and integrates into the sites’ hardscapes and landscape layout. In addition to adaptive re-use strategies the site also incorporates sustainable design practices, such as creating an innovative stormwater management facility that repurposed an existing stormwater detention facility; to the reuse of tens of thousands of square feet of recycled concrete from the plant floor slab; to encorporating railroad ties and steel rail lines from the former rail lines which serviced the plant. From economic development, transit, green space, health & wellness, arts & culture, education, food, to quality housing opportunities, the Assembly will set the standard for urban, walkable, large-scale development.
Upon completion, the multi-phased development will include more than 10 million square feet of corporate class A office, multifamily housing, creative office space, dining, retail, and entertainment, including the purpose-built film studio Third Rail Studios which was completed in the first phase. The new 250,000 SF Serta Simmons Bedding, the nation’s largest mattress company headquarters opened in March 2019 while an additional 1.3 million SF of space is anticipated to deliver over the next 22 months.
